What a fence quote in Thornton needs
- The length in metres and the height, and which boundary the fence is on
- What's there now, and whether the old fence comes out first (more than 10 m² of fibro must be removed by a licensed asbestos removalist)
- Whether a neighbour shares the boundary: under the Dividing Fences Act they usually share the cost, after a fencing notice
- The ground: slope, rock, tree roots, and access for posts and materials
- Photos of the fence line and anything in the way
Radburn Estate: no fences in front of the 6 m building line
In Thornton's Radburn Estate, Maitland DCP 2026 says that for lots whose main frontage faces a public reserve, "No fencing (boundary fencing or otherwise) is to be erected forward of the 6.0m building line setback" (10.3.7). Check which way your lot faces before planning a front fence there.
Woodlands Estate: open fencing in the bushland
For the Woodlands Estate, the DCP says solid panel fencing "is not supported in a bushland environment", except to screen pools, entertaining areas and acoustic fencing next to a home, and that "open mesh or rural type (post & wire) fencing is acceptable" (10.3.6). If your lot is bush fire prone, an exempt fence must also be hardwood or non-combustible; see fence approval rules.
Hermitage Close has its own control for open-style front fencing (10.3.8). These DCP controls apply when a fence is part of a development needing consent; estate covenants on your title apply regardless.
Thornton North and the flood fringe
Across the Thornton North urban release area, which includes Chisholm, the DCP asks for open-style front fencing of consistent design, and post and wire fencing on rural and flood-fringe allotments. On a flood control lot, a new house fence isn't exempt development; see fences on flood-prone land.

Fencing questions in Thornton
Can I build a front fence in the Radburn Estate?
If your lot's main frontage faces a public reserve, Maitland's DCP says no fencing is to be built forward of the 6 m building line setback. Other lots follow the ordinary front fence rules.
Can I put up a Colorbond fence in the Woodlands Estate?
The DCP doesn't support solid panel fencing in the Woodlands bushland setting, except to screen pools and entertaining areas or as acoustic fencing next to a home. Open mesh or post and wire fencing is acceptable.
Do Thornton fences need approval?
Most side and rear fences up to 1.8 m are exempt development if the lot isn't a flood control lot or heritage-affected. Estate DCP controls and covenants can still limit the style.
